
1. Where is Waterford Estates located? Waterford Estates is located between Holdrege and O Streets and east of 84th Street. In fact, 98th Street is located almost in the middle of the project and connects Holdrege and O Streets.
2. Where would children go to school? Elementary is currently Meadowlane, Middle is Culler Junior High, and High School is East High.
3. Will I have access to the lake? All homeowners in the Waterford Estates development will have access to the lake and surrounding area - even if your property is not on the lake.
4. What types of crafts are allowed on the lake? Any non-motorized crafts are allowed on the lake - sailboats, rowboats, paddle boats, and electric motor boats. All boats will be launched from the marina.
5. Who are the builders at Waterford Estates? One of the unique things about Waterford Estates is that it is open to ANY builder! Covenant Rules must be followed and plans must be approved by the developers.
6. What are some of the guidelines for designing a home at Waterford Estates? The minimum floor area varies by lot.
On the lake:
Single story - 2,000 sq ft
Two story - 2,400 sq ft
One and one half story - 2,200 sq ft
Off the lake:
Single story - 1,600 sq ft
Two story - 2,000 sq ft
One and one half story - 1,800 sq ft

8. Will the lake have fish? Yes, the lake will be stocked with fish.
9. What are the homeowner association dues? At the current time dues are $150 per year.
10. Is there a master landscape plan? Yes
11. Can you swim in the lake? Yes
12. Will there be docks for homeowners? No, private docks will not be allowed at Waterford Estates. Boats can be launched from a launching site at the marina.
13. What are the lot prices at Waterford Estates? Lots range in price starting at $62,500 for off lake and $80,000-$215,000 for lake lots. A full lot price list can be viewed by clicking here.
14. Can I buy a lot and wait to build? Yes, you can buy a lot and wait up to one year to build on off-lake lots, and up to two years on lake lots.
15. Are future lots going to be more expensive? As with most developments, as their popularity grows, so does the demand for lots and the prices will reflect that demand.
16. What will this development look like when it is all complete? Waterford Estates is being developed by the same developers of Wilderness Ridge Golf Course. They are designing Waterford much the same manner with an abundance of landscaping and trees. Water features are also included in the master plan.
